Commercial Buildings

Our clients include private and commercial owners and property developers, local authorities and contractors who engage us as part of the team developing both new build properties or upgrading and extending existing buildings. Our projects cover commercial, industrial, retail, leisure sectors as well as schools hospitals and religious buildings. We design services range from initial reports and feasibility studies to tender drawings and full construction drawings with ongoing site supervision where requested. Commercial and Industrial

  • Rhodes & Partners carried out the structural design of the ground improvement, the building and the associated drainage of this new multi-span industrial unit built to provide flexible commercial accommodation.

  • An extension to an industrial unit to house two new chiller machines for an international manufacturing company. This new steel-framed building with composite steel/concrete roof needed to provide a high level of sound & vibration insulation to prevent disturbance to the neighbouring residential community and to the delicate laboratory processes nearby.

  • A steel portal framed warehouse development comprising a variety of different spans and floor areas as well as a two storey office and medical stores unit. The development was built over the infilled basements of a demolished mill and the fill and subsoils were strengthened using a dynamic impaction system.

  • The conversion of this 5 storey Grade 2 listed mill in New Mills into 42 flats proved challenging as the development was over a river with difficult access.

  • A 4 storey commercial infill development on a main shopping street requiring extensive underpinning and temporary works to adjoining properties. The first two storeys are steel framed with load bearing masonry above

  • We are currently working with a property developer on the development of a 19th century cotton mill into residential units plus additional new build housing. The artist's impression shows the final internal and external proposed scheme.

Public Buildings

    • We have been involved in various projects at this golf club, the main two being the Greenkeeper's Store and a two storey function room including pro shop and changing rooms.

  • We were pleased to work with local contractors MPS on this RIBA award winning design for Mellor Primary School. the design consisted of natural materials such as timber frames and straw bale insulation and included a habitat wall.

  • We were part of the 2016 LABC award winning team for our work on this all age ministry camp and training centre with onsite accommodation & activity facilities.

  • Stratford DLR Station, London. We provided structural calculations for the sub-structure and supporting steelwork frame.

  • The habitat wall made up of a range of recycled materials. The time lapse video above shows the construction of the extension over 6 months.

  • As well as being the designated safety engineer for Halton Select Security Stadium we have been involved in the structural design of other key elements such as floodlight installation and modifications to seating and TV stand.

Art, Heritage and Religious

  • We worked with English Heritage and Conservation Officers to prepare designs for the repair of this octagonal 15th century tower damaged in the Civil War and designed temporary works where the stonework, which had been damaged by cannon balls, needed to be removed

  • The design for this church hall and link corridor in New Mills involved detailing a steel portal frame on mass concrete footings. The frame to the church hall was clad in stone with a traditional pitched timber roof.

  • We drew up a specification of works associated with the existing windows affected by dry of this church in Manchester and checked the existing roof structure to support the new stainless steel roof finishes.

  • We undertook a feasibilty study and initial balcony design scheme at this theatre organ museum and heritage centre which has a small auditorium.

  • This church in Romiley was extended to accommodate a portal frame single storey church hall. 

  • Poynton Players asked us to design and project manage the new facilities extension and the structural alterations to enlarge the foyer at Poynton Players Theatre.
